I started acquiring distressed property in 2019 and never stopped — through four duty stations and a full swing in interest rates. Thirty-plus units bought and renovated, some held long-term on our own balance sheet, others repositioned, recapitalized or sold. None of it was done alone: it works because the underwriting is systemized, the operations run on documented processes, and the crews, cleaners and contractors are led rather than micromanaged. It is the same discipline I was held to as the officer accountable for 150 soldiers and a 24-aircraft fleet.

Operations built on AI
Not a subscription and a chat window — systems I build, test and hand to the team. If a job can be defined, it can be automated, and I'd rather build the tool once than do the work every week.
Websites built and maintained end to end. Property and investment portfolios modeled and tracked. Daily operations across four markets — underwriting and sensitivity modeling, turnover systems and property-specific checklists, supply reordering, guest correspondence, revenue and market research — all running on tooling I wrote. Each one turns a job that used to eat a week into a documented process the team can run without me, which is the whole point.

Contracts, insurance policies, platform terms, municipal code, tax filings — the paperwork most owners hand off or walk away from is where I'm most comfortable. I document as I go, know what the governing language actually says, and follow a matter through every level of a process until someone rules on it. More than 100 disputed matters resolved in my favor — insurers, platforms, agencies and contractors. I follow through to the finish line, and I win.
